After extensive and thoughtful consideration over the past year, the City of Austin requires all residential properties that rent on a short-term basis register their home. The regulation allowsfor

  • Homes to rent on a short-term basis, but limits the density to 3% of households per census tract.
  • The law also restricts the ability of people to rent private rooms in their homes.
  • Short-term rental operators are also responsible for paying a Hotel Occupancy Tax for any rental of less than 30 days.

Short-term rentals are a vital component in the Austin economy and for local events like SXSW, ACL Festival, Moonlight Tower Comedy Festival, Fun Fun Fun Fest, Fantastic Fest, Formula 1 and Restaurant Week. An average visitor spends $117 per day in Austin.

As short-term rentals grow in popularity nationwide, STRAC Austin is working with local residents and short-term rental providers to share information, establish best practices, and advance smart short-term rental regulation that benefits all stakeholders.

The Austin Rental Alliance is another organization advocating for short-term rentals in Austin.
